Sustainability

Environmental sustainability stands as a major concern for Masaken, a project of this size will surely have a big impact on its surrounding in terms of energy consumption. A study was made to reduce the amount of energy consumption and benefit from the natural resources (sun and wind). A further study was conducted on the use of water and waste generation.

Based on a specialist study, the direction and orientation of the buildings was decided as shown on map, as a result, the buildings will avoid direct sunlight during summer time and at the same time benefit from the natural ventilation that crosses through the buildings, reducing the amount of mechanical ventilation and energy consumption.

SHADING AND COOLING

Shading the buildings was also one aspect of reducing cooling loads, all buildings openings were shaded with the use of clustered panels.

This is an old technique used in Islamic architecture that proved to be effective when shading is needed as well as privacy to the interiors.

Recreational Facilities

The building interiors have many recreation spaces and are well distributed to cater for all tenants.

Retail Stores

A total area of 1600 sqm has been designated as retail outlets and are located at ground level of the buildings

Mess Hall

Includes an international standard kitchen with an internal area of 560 sqm, and a mess hall with an area of 2700 sqm

Medical Center

A 24/7 functioning medical center provides first aid and basic medical treatments for all the tenants.

Security & Safety

The buildings were designed with Security being a key factor.

Transportation Hub

An easy accessible bus park is located right outside the boundaries of the project.
